Purchase Partnerships

The J Development Team seeks property owners land for a fair market value with focused due diligence and closing. We aim to connect with property owners who desire to sell their real estate holdings outright for a higher and better use. 

Our team performs a through analysis of the property, update the owner on our findings, and present a fair market price based on how the site can be improved and developed. 

We work closely with owners to agree upon a ideal due diligence period and timeline in order to meet the goals of both groups. Property sellers will have confidence that J Development has performed the necessary site analysis in order to properly improve the asset after sale closing and transfer of ownership. 

Land Partnerships

The J Development Team has a unique approach to work with existing property owners to establish long term investment partnerships. 

Property owner contributes land holding becoming an equity partner in the improvement project.

J Development’s Team organizes and establishes the new partnership entity and structure. The property owner receives equity returns based on the new asset performance in the market.  

J Development builds, manages, and improves the asset for as long as the partnership is established.

Capital Partnerships

J Development has broad experience in various capital partnerships. Real estate owners who have a 1031 exchange, equity or opportunity funds, and/or investors looking to place real estate investment dollars, have several options in partnering with J Development. 

Our capital investment focus can be organized into specific Opportunity Zone Funds and properties, Syndications with other investors, and private equity structures focused on particular assets and development criteria.
